“I was the Property Manager for the Pines at Keystone from 1992 to 1997. During that time, I managed numerous spring/ annual cleaning projects and discovered some keys to successful project management. When it comes to carpet and upholstery cleaning, the best contractor is the one who can 1) perform a quality job, 2) complete it in the time frame that you require, 3) provide the communication channels to generate timely invoices and backup, 4) perform the above at a competitive price. SteamMaster was the only contractor in Summit County who could meet these criteria.

When it comes to quality, SteamMaster’s staff, from line level to supervisor, is the best trained and have the most up-to-date technology behind them. You name it, and they have the tools and experience to clean it. Most other contractors just don’t have the experience or the staff to do commercial quality work.

There are a lot of units and square footage at The Pines. One of the most crucial criteria in selecting a contractor is finding one with enough trucks and staff to complete all 144 units and common areas in the 2-3 weeks that you have to complete it. A new contractor with 1-2 trucks may be able to offer a lower price but he won’t be able to get you back in order in time for summer conference VIP’s and homeowners.

SteamMaster provided me with the complete backup and invoices for the previous day’s work. This allowed me to always stay on top of things, and make any corrections in a timely manner. Communication is a key with such a big project. Gary or his supervisors were always on property to make sure things went smoothly.

In summary, SteamMaster made it easy for me to manage. I found the price to be commensurate with the quality and service and Pines homeowners were very pleased with the results. There is always someone who will promise to do it for cheaper, but I’ve found that they just can’t deliver the whole package. When I left Keystone for The Village at Breckenridge, where I served as the Director of Property Management, SteamMaster came with me to untangle the mess that was left by the previous contractor. Again, my result was happy homeowners. That property is 235 condos plus a 60-unit hotel. SteamMaster was able to deliver price, quality, and timeliness that no other contractor could.

I offer this letter because The Pines at Keystone is still near and dear to me. I am now managing 10 homeowner associations with Hammersmith, a company that manages associations totaling about $5 million dollars in management fees. Up until now, I always believed that that all carpet cleaners were created equal. Your technicians taught me differently. When they cleaned my carpets recently, they did a thorough analysis of the situation to ensure that they used the proper solutions and treatments.
